Adminnistrative

• Obtaining contractor bids & overseeing contractors
• Invoice processing and payment
• Enforcement of Covenants & Restrictions/Rules and Regulations
• Property inspections & Maintenance supervision
• Address homeowner/community concerns
• Property status report to the Board of Directors
• 24 hour emergency response service 
• Provide a full time, experienced community manager
• Enforce the Associations governing documents, Rules & Regulations in compliance with state and local statues.
• Prepare and post notices for meeting in accordance with state statutes and according to the associations governing documents.
• Attend Board of Director and Annual meetings.
• Prepare monthly board packets and dictate minutes for all meetings.
• Provide 24 hour 7 days per week emergency services.
• Maintain effective communication with Board of Directors and members of the community..
• Bi-weekly property inspections to include violation/hearing notices in accordance with the Associations governing documents.

Financial Services

• Deposit all monies collected into your associations’ bank.
• Corroborate and approve all invoices for payment in accordance with Associations budget.
• Bid, negotiate and monitor performance of all service contracts.
• Prepare monthly financials for the BOD to review.
• Prepare annual budgets
• Assist Associations CPA with year-end closeout of books.
• Preparation of budget’s
• Preparation of monthly financial statements/bank reconciliations 

Legal/Collections

• Prepare and mail out notices for delinquent assessments, fees etc., in accordance with Association documents.
• Monitor current and past homeowner delinquent accounts.
• Prepare and generate intent to lien and lien notices in accordance with the Associations’ collection policy with regard to current state laws.

• Billing & collection of monthly assessments

• Active pursuit of delinquent homeowner fees

• Provide monthly collection status reports for BOD review/approval.

• Attend any and all court hearings on behalf of the Association.
• Coordinate with the Associations’ attorneys when needed
• Offer recommendations for small claims and superior court action
